Lohman's Crossing Is Turning Into Lakeway's Membership Block

"Chair King Backyard Store expresses gratitude to the Lakeway community for their patronage and many years of support." That line closed out a news release last December, when the outdoor furniture showroom at 2300 Lohmans Spur, Suite 140, held a 50% clearance sale on floor samples through its last day, Dec. 28, 2025.

About nine months later, Suite 140 is a gym. Two other suites in the same center now sell classes and club fittings. Lohman's Crossing used to be where you picked up a patio set or a fire pit once every few years. More and more, you book a spot there and come back every week. Several of the businesses scheduled to open this fall and winter along RR 620 and Hwy 71 work the same way.

Suite 140 and a 40,070-square-foot conversion

Crunch Fitness opened in Lohman's Crossing Shopping Center on July 29, 2026, in the suite Chair King had listed as its address. According to Community Impact, it has cardio equipment, free weights, machines, personal training, group classes, locker rooms with showers, HydroMassage, tanning and three membership options.

The scale shows up in the state paperwork more than on the storefront. The project's registration with the Texas Department of Licensing and Regulation describes it as a privately funded conversion of 40,070 square feet of retail space into a gym, estimated at $1.5 million. The filing lists a start date of Sept. 27, 2025, a completion date of May 4, 2026, and Lohman's Lakeway Partners Ltd. as the owner. That much floor space makes Crunch one of the largest single uses in the center. Every Crunch member is now part of the center's weekly traffic, which a furniture showroom never produced.

The gym also needed the city's approval. Under Lakeway's code, a gym at that address requires a Special Use Permit. A Dec. 3, 2025 city staff report covers the request, which had been postponed from the November Zoning and Planning Commission meeting. It describes the center as 10.616 acres. The same report gives anyone who parks there a preview of the RR 620 expansion. The center will lose a strip from the front of the parking lot, its monument sign and a larger piece of permeable land next to the detention pond. The gym suite itself is not affected.

Studio84 Hot Yoga opened after renovating the former Hill Country Hot Yoga space. It offers Original Hot Yoga, vinyasa, hot pilates and teacher training in the Original Hot Yoga and Intermediate 40 Posture Sequence. So one suite went from hot yoga to hot yoga under new owners. The other two went from retail floor to a gym and a fitting bay.

Fit4Birdies' website now advertises that it is in Lakeway and lists a Sept. 15 opening. It promotes brand-neutral fitting on a GCQuad Max launch monitor, same-week club builds and repairs turned around in days. The shop also rents out a virtual practice bay and gives lessons.

The price menus reward repeat visits

All three new tenants price for people who keep coming back.

At Studio84, a drop-in class costs $26, or $23 for military members, teachers, first responders and anyone over 65. Unlimited is $130 a month. At the full drop-in price, the unlimited plan pays for itself on the fifth class of the month. Five drop-ins cost $130, the same as unlimited. Anything past that is effectively free.

Fit4Birdies charges $100 to fit putters and wedges and $150 to fit irons and drivers. If you buy clubs after the session, half the fitting fee is waived. Yearly memberships add discounts on fittings and repairs plus early access to new releases. The shop also says every number you hit stays on file. That kind of record is most useful to someone who plans to come back as their swing changes.

Chair King's model was the reverse. You came in, bought a table and umbrella, and didn't need to return for years. The same address now makes money from regulars.

The same model is spreading along RR 620 and Hwy 71

Look past Lohman's Crossing and most of what's coming to western Travis County this fall and winter is also built around memberships or appointments. As of Oct. 4, 2026, none of the businesses below has confirmed that it is open.

  1. West Austin Social, 107 RR 620 S., Ste. 117, Lakeway. This private mahjong lounge and social club is going into the Tillman Center, across from Lexus of Lakeway. It will serve drinks and run a shop selling gifts, jewelry, candles and mahjong sets. Community Impact reported an October target, and the club's homepage says fall 2026. Founding membership is $165 a month with a three-month minimum, or $1,800 a year. Twelve months at the monthly rate would come to $1,980, so the annual plan saves $180. The booking calendar already lists table sessions for Wednesday, Oct. 14, and says drop-ins don't need a membership.
  2. Infinite Hitting – Lake Travis, 22111 Hwy. 71, Bldg. 701, Spicewood. This indoor baseball and softball facility will have batting cages, pitching machines, high-speed cameras and launch monitors, plus private coaching, camps and clinics. It offers a free 60-minute swing assessment. Community Impact reported an early-October opening, but the company's location page still says "coming soon."
  3. JETSET Pilates, Hill Country Galleria, 12800 Hill Country Blvd., Ste. G-100, Bee Cave. It is targeting a winter opening, with construction expected to finish in November.
  4. Sorelle Studio, 2009 RR 620, Bldg. 13, Lakeway. It plans a December opening and is collecting a founding-member waitlist.
  5. Pickleball Grove, 5411 Reimers Peacock Road, Spicewood. It announced pickleball and padel courts with a July 2026 target. That date has passed, and the website still says "coming soon" without a new date.

Here is a working calendar for the next three months. West Austin Social and Infinite Hitting are worth checking this month. JETSET Pilates and Sorelle Studio are likely around the holidays. Pickleball Grove has no date. Many of these sell founding memberships or run waitlists before they open, so the best pricing often goes to people who sign up early.

What hasn't changed at Lohman's Crossing

Not every tenant has turned over. Point of Origin, a boutique selling women's clothing, jewelry, gifts and home accents, is still in the center. Its owner describes it as a Lakeway institution for more than 30 years. Kumon's Lakeway center still lists math and reading instruction at 2300 Lohmans Spur, Ste. 128. Kumon, like the newcomers, runs on scheduled weekly sessions.

The next likely change is still on paper. A state filing describes a "Pulse Dance" tenant finish-out at 2300 Lohmans Spur, Suites 150 and 151, with four dance studios and a planned completion date of Oct. 31, 2026. The filing's tenant field says "Not Assigned," so no operator or opening has been confirmed. If that space opens as dance studios, Lohman's Crossing will have another business that runs on scheduled classes.

The RR 620 expansion will also change how you get into the center. Plan for a narrower front parking lot and no monument sign at the road once that section of 620 is built out.
